Getting started.

How do we get started?

Request the audit. We look at your property, walk you through what we found, and your listing can be live fourteen days after you sign.

Do you take every property?

No. The relationship is selective in both directions. We take a limited number of properties at a time.

Do you work outside Los Angeles?

Yes. We are based in Los Angeles and work with owners everywhere, including outside the United States. Managed is available anywhere, managed remotely, subject to a market review. Full Collection includes the work on site, so it is offered in the Los Angeles metro, and in other markets where a complete vendor bench is in place.

Do you speak Spanish?

Yes. We speak English and Spanish.

What do I need to provide?

Does my listing stay mine?

Always. Your listing, its reviews and its rating history belong to your property, and they stay with you.

Can I still enjoy my home?

Of course. Stay up to thirty nights a year, up to ten of them in peak season. Give us fourteen days' notice and we'll plan the calendar around any guests already booked.

Can I keep my own cleaner?

On Managed, yes. You keep your cleaner, and anything that needs someone at the property stays with you. On Full Collection, we engage and supervise the cleaning vendor. On both, cleaning fees are collected from guests and pass through in full to the cleaning vendor. We keep no part of them.

What if something needs fixing?

On Full Collection, we arrange the fix and tell you the same day. Anything up to $250 is fixed and itemized on your statement; for anything larger, we check with you first, unless it's an emergency. On Managed, anything on site stays with you, and we flag it to you the same day.

Money and time

Fees, payouts, and the term.

How do I get paid?

Directly. You stay the payout recipient on your listing. Our fee comes through the platform's co-host split where it's available, or on an invoice by the 5th. We never hold your money.

What does the launch fee cover?

The launch fee is $950, one time. It covers:

  • Listing build or rebuild
  • Photography coordination
  • Listing copy
  • Amenity and pricing setup
  • Dynamic pricing configuration
  • Digital guest guide
  • Permit and ordinance verification
  • Supply and safety audit

The launch fee may be waived when a property already has professional photography and is already performing well.

What happens in the first thirty days?

On day 7, a short check-in call. Pricing reviewed every week. On day 30, your first full report and call.

How long do we work together?

Twelve months to start, then month to month. If you ever want to leave, sixty days' written notice is all it takes.
